Brake Booster Problems - Help

Hey Guys - Hope everyone is doin alright. I have a little brake problemo here.

Recently I started hearing some rubber grinding noise, kind of like the noise you hear when you rib 2 gloves together. This is the exact sound:

Also the brake felt a little lighter. I started checking around the paddle area and I see this.

See the black rubber cover is shiny, it is covered with oil. Also I checked why the metal surroundings feel like oily and then I found this:

this is the end of steering shaft. the rubber boot you see is filled with oil. I think it happened because the oil leaked from brake above traveled through the metal bar near the 2nd bold and dripped into the rubber driving shaft's boot. See below:

well, whats going on here? booster going bad or gone bad to be more specific? car is '08 with 65xxx clicks and about 4 years old. Is this normal for a 4 year old car? need some pro opinions before I listen to dealership comments. Thanks guys!

Sorry about taking much of your screen for my post, just wanted make explain things clearly.

I think I may have the same problem, which sucks becuase I am on the verge of selling this car, but will have to fix this before any sale. -___-

When you drove the car did the brake stick a bit?
Also when the car is off was the brake pedal hard?

Thank you! Thank you!

I have been going crazy with the exact same noise. The dealer sprayed WD-40 and all it did was smell up my car. You have provided a great service and I will use this information to hopefully get my car fixed.

Good news Nissan is replacing the brake booster

Just wanted to post a follow-up to my earlier post with good news. The Nissan regional rep. looked at my car and deternined that I had a faulty brake booster. They are replacing it today. Thanks to those who posted about this issue.
